Property Priors is a Memphis-built data company.

Every number we publish comes from recorded county documents and tracked listings. Not a model of what a house might be worth. A record of what already happened to houses like it.

What we are

Property Priors is an independent property data company based in Memphis, Tennessee. We read the public record for a parcel, the deeds, the permits, the foreclosure notices, the eviction filings, the recorded sales of nearby houses, and the listing trails those houses left behind, and we fuse it all onto one parcel key. The output is a read: what a specific house has sold for flipped, what houses like it rent for, and what the short-term calendars in its zip actually book, each figure standing on documents you can trace.

Most property tools give you an estimate. A model guesses a value and prints a number. We take the opposite approach. We do not average raw public record into a guess. We classify each recorded event, arm's-length sale versus family transfer versus a finished flip, and we build the read from the events that actually resemble your deal. The company was cut down to this one idea on purpose: a read is only as good as the records under it, so we show the records.

Not an appraisal

A Property Priors read is an information product built from public records and market listings. It is not an appraisal, not a broker price opinion, and not legal, tax, lending, or investment advice. It is not a consumer report, and it must not be used for tenant screening, credit, employment, or insurance decisions, or for any purpose covered by the Fair Credit Reporting Act. Verify anything that carries money against the source documents before you act on it.

Where the numbers come from

Every layer traces to a document of record or a listing we tracked ourselves. Nothing on the site is a purchased estimate.

The layers are explained in plain terms, mechanism not recipe, on the methodology page. That is also where we answer the fair objection that appraisers do not baseline off raw public record: neither do we.

What the product is

The free read runs on any address and returns the top of the ladder: the wide range for the zip and bedroom class, the confidence, and the records behind it. The paid read, Pro, tightens that to the parcel: the scored comp ladder, the deeds, the permits, the eviction and foreclosure checks, and your own terms baked in. The top of every list is public. The full depth is Pro. Nothing is mocked and nothing is cloaked; a search engine sees the same free read a visitor sees.

We serve the people who move on records: wholesalers pricing a contract, flippers underwriting a rehab, lenders sizing a loan against as-repaired value, agents defending a number, investors and property managers deciding between renting and selling.

The company

Property Priors is Memphis-built and Memphis-first. We opened here because it is where we could read the whole record deeply, then earn the right to say the same about the next city. Nashville is collecting now; Houston is planned. We publish the bake date on every page for one reason: nobody should return to a stale data site, and we would rather you check the timestamp than trust us on faith.
